What a Maple Ridge roof produces in a year
Natural Resources Canada models Maple Ridge at about 972 kWh a year for each kW of installed panel capacity on a well oriented, unshaded array. That translates to roughly 4,900 kWh from a 5 kW system, 5,800 kWh from 6 kW, 7,800 kWh from 8 kW and 9,700 kWh from 10 kW. It is a modelled figure for an ideal roof, so its best use is checking whether a quoted projection is credible rather than setting an expectation for your own house.
Three roof characteristics account for most of the difference between the model and reality. Direction, first: a south facing plane yields the highest annual total, while east and west planes produce less overall but across a wider band of the day. Obstruction, second: usable roof area is what survives after vents, stacks, skylights and edge clearances are subtracted. Shading, third, and it needs a site survey rather than a guess from an aerial image, since one shaded module can pull down an entire string unless the array uses microinverters or optimisers.
The annual number also flattens out a strongly seasonal year, with production concentrated in the long days around midsummer and much thinner under winter cloud. That pattern used to be absorbed by how BC Hydro settled generation accounts, and since July 2026 it is not.
Maple Ridge issues permits other cities send to the province
Start with the building side. A permit is required to build, alter or add to any building or structure over 100 square feet, so the safe assumption for a rooftop array is that permit work is involved, and the right first step is asking the City how that threshold is applied to a solar installation on your particular house. That single call also tells you what the application will need to include, which is what actually determines how long the paperwork takes.
The unusual part is what happens next. Unlike many BC municipalities, Maple Ridge itself processes plumbing, electrical, gas and sprinkler permit applications that do not require drawings, rather than referring that step to Technical Safety BC. Elsewhere in the province a solar project routinely means dealing with a municipal building department for the structure and a separate provincial body for the electrical work, and coordinating two organisations is where schedules quietly slip. Here there is a real chance both sit at the same counter.
The qualifier is load bearing, so do not assume it. The City handles those applications where they do not require drawings, and whether a given solar installation falls inside that description depends on how it is designed and what the City asks to see. Put the question specifically: for this array, does the electrical permit go to Maple Ridge or to Technical Safety BC, and does the application require drawings. Get the answer before you set an installation date, and confirm with your installer which of you is filing each permit, because a project usually loses time where one approval is waiting on another rather than inside any single queue.
What a BC Hydro connection gives you now
Alongside the municipal permits sits a separate approval that has nothing to do with city hall: the interconnection application to BC Hydro. Panels cannot be energised against the grid until that is in place and a bidirectional meter is installed, and it runs on its own timeline. Start it early rather than treating it as the final formality once the array is on the roof.
What that connection now gives you changed on 1 July 2026, when BC Hydro closed Rate Schedule 1289, its net metering rate, to new customers. New systems connect under Rate Schedule 2289, the self generation rate. Mechanically it works like this: your panels supply the house first, so anything generated and used on the spot never involves the rate schedule at all; your generation is then netted against your consumption inside each billing period; and whatever surplus remains when that period closes is converted to a bill credit at a fixed 10 cents per kWh, applied against energy charges, for systems up to 100 kW. The ceiling sits far above anything a Maple Ridge house would install.
The consequence for design is the part worth acting on. Ten cents is below the residential energy rate, so a kilowatt hour consumed inside the house is worth more than the same kilowatt hour exported. An array sized against your annual consumption, which was the sensible default while surplus energy could be banked, now produces more export than a household can use well. An array sized against daytime consumption, with flexible loads such as an EV charger or a hot water tank moved into daylight hours, matches the current arrangement better.
Two clarifications close this out. Your rate stays the standard tiered residential one, because BC Hydro's time of day pricing is opt in and installing solar does not enrol you in it. And if you already hold net metering, you are not moved on the change date: Rate Schedule 1289 stays with you until ten years have passed from your own service start date.
Heritage protection here is something an owner asked for
Maple Ridge has no US style homeowners associations, so there is no private board with a say over what goes on your roof. Its heritage system is unusual in a way that works in a solar homeowner's favour: protection is opt in. Under the City's Voluntary Municipal Heritage Designation Program, a property is only protected if its owner requests designation and Council then adopts a bylaw to that effect.
That means heritage restrictions here are not something that quietly attaches to an old house. They exist because somebody, at some point, deliberately asked for them. For the overwhelming majority of Maple Ridge homeowners there is no heritage constraint on a rooftop array at all, and no review step to plan around. If you own or are buying an older property and want certainty, the question to put to the City is narrow and answerable: has this property been designated by bylaw. A yes brings exterior changes into scope; a no closes the subject.
The same rules apply across the whole municipality, from the Town Centre through Albion and Kanaka, Silver Valley, Thornhill, Whonnock and Ruskin, so this is a per property question rather than a per neighbourhood one.
Half the city owns its roof outright
Of Maple Ridge's 33,105 dwellings, 52.6% are single detached, which makes the straightforward case the majority one. One owner, one roof, one electrical service, and nobody else to ask. The remaining checks are physical: how many years the roof covering has left, because replacing shingles under a mounted array means paying to remove and refit it, and whether the main electrical panel can accept a back fed breaker sized to the inverter, since an older service sometimes needs work before it can.
The rest of the stock splits into three cases with genuinely different answers. Apartments, 14.4% low rise and 3% high rise, put the roof in common property, so an array is a building project: proposed to the strata, approved under its alteration rules, funded from the reserve or a levy, and sized against the building's shared consumption rather than any single unit's. Row houses at 13.3% look like the easy case and often are not, because strata plans frequently treat the roof plane above a unit as common property even though the home feels detached. Read your own strata plan and bylaws before paying for a design.
Duplexes at 13.2% and semi detached homes at 2.9% typically place two households under one roof structure. Establish how the property is held, since a strata titled arrangement will normally require an alteration approval, and even where the decision is entirely yours, the mounting penetrations, flashing details and the sequence of any future reroof affect the household on the other side of the wall. Sorting that out before the equipment is ordered is far simpler than renegotiating it later.
Rebates, financing, and the order to do things in
The BC Hydro solar and battery rebate pays $1,000 for each kW of installed generator capacity up to $5,000, and never more than 50% of the total installed cost. Battery storage paired with the array earns $500 per kWh up to $1,500, with a 5 kWh minimum and the same cost ceiling, rising to as much as $5,000 where the battery is enrolled in Peak Saver. Run both the per kW figure and the cost cap against your own quote, because on a well priced installation the percentage test is often the one that decides the final number.
Sequence matters more than most homeowners expect, and one condition in particular is easy to fail by accident. Since 1 June 2026 the work has to be carried out by a member of the Home Performance Contractor Network for the rebate to apply, which makes membership a shortlisting question rather than a contract question: by the time you have signed with a firm that is not a member, the rebate is already gone. A workable order runs: confirm with the City which permits apply and who issues the electrical one, shortlist installers who are network members and can work to that permit path, start the BC Hydro interconnection application, then book the installation.
Taking the rebate also places you on the Self Generation Service rate. For a new Maple Ridge connection that is where you start anyway, so the condition costs nothing. It only represents a real trade for a homeowner who already holds the older net metering rate and would be giving up grandfathered years to claim the money.
Financing has narrowed. The Canada Greener Homes Loan, interest free up to $40,000, stopped accepting new applications on 2 October 2025 and now funds only loans approved before then. The Canada Greener Homes Affordability Program replaced it, working through provincial partners to deliver no cost retrofits to low and median income households, with solar federally eligible although each province maintains its own technology list. Nothing at the federal level here resembles the US investment tax credit for residential solar, which is worth remembering when comparing quotes. British Columbia has at times exempted qualifying solar equipment from provincial sales tax, and because the scope moves with provincial budgets, confirm the current treatment of your specific equipment at the time you buy.
