What a Hamilton roof produces in a year
The planning number for Hamilton is about 1,152 kWh a year for each kilowatt of panel capacity installed. It is an annual average across the whole calendar, including the winter stretches when panels sit under snow and the long clear days that make up for them, so use it against a year of consumption rather than a single month's bill. Multiply it by the array size in front of you and you have the production figure any quote is implicitly built on.
From there, the honest adjustments are local to your roof: how much of it faces south, what shades it and at what hours, and what pitch the panels end up at. Two Hamilton homes with identical hardware can land far apart on those three variables alone, which is why a production estimate produced from a satellite image and nothing else deserves scepticism.
How Alectra connects and credits a Hamilton system
Alectra Utilities handles residential solar of 12 kW or less as a Micro Generator connection. The sequence is a preliminary consultation, a Form C application, an Offer to Connect, an ESA-inspected installation, then a bidirectional meter swap before the system is energized. The meter change comes at the end, so a finished array on the roof is not yet a working one.
On the money side, Alectra cannot pay for excess generation directly. Surplus electricity earns a bill credit, and that credit expires after 12 consecutive unused months under Ontario Regulation 541/05. The practical reading is that you are banking summer output against winter draw on a rolling one year clock, and anything you bank beyond a year of your own consumption simply lapses.
That is the argument for sizing to your bills rather than to your roof. Bring a full year of electricity statements to the first conversation, because seasonal shape matters as much as the annual total when the credit has an expiry date attached to it.
Hamilton permits, escarpment and conservation review
Hamilton's Building Division charges a flat $291 fee for a solar collector permit on a single or two-family dwelling, set out in the city's building permit fee schedule. A flat fee is easier to budget than a percentage of construction value, and it should appear as a line in your quote rather than as a surprise later.
The review itself is broader than the building code alone. Building permits are checked for Ontario Building Code compliance, zoning by-law compliance, and Conservation Authority or Niagara Escarpment Commission compliance. For most rooftop arrays the escarpment and conservation layers are a formality, but on properties near regulated lands they are the step most likely to add time, so ask your installer whether your address triggers either review before you commit to a schedule.
ESA electrical inspection is required in addition to the municipal permit. The two approvals answer different questions: the city is satisfied that the roof and the zoning work, and the Electrical Safety Authority is satisfied that the wiring can safely be tied to Alectra's grid.
Heritage designation, and why it comes first
Hamilton has over 240 individually designated heritage properties and seven heritage conservation districts covering about 360 more. That is a large inventory for a city this size, and it means heritage status is worth checking rather than assuming.
If your property is designated, any exterior alteration, including a visible rooftop solar array, needs a Heritage Permit before a building permit can move forward. The Heritage Permit carries no application fee, so the cost is time and design rather than money, but the ordering is the part that catches people: heritage approval comes first, and drawings produced without it may need reworking. If there is any chance your house is designated, confirm it before you pay for a design.
Panel placement is usually the negotiable part. Where an array sits relative to the street-facing elevation is exactly the kind of detail a heritage review looks at, so an installer who has handled a designated property before is worth more than one who has not.
Roof age and the Hamilton housing mix
Per the 2021 census, single-detached houses are about 56% of Hamilton's occupied private dwellings, apartments in buildings of five or more storeys about 16%, row houses about 12%, low-rise apartments under five storeys about 9%, and semi-detached houses about 3%. Most homes therefore give an installer a full roof to design around.
The complication is age rather than type. Hamilton's mix of older lower-city housing and newer suburban stock in the amalgamated former townships means roof age and condition vary considerably, and roof condition is the first thing that decides whether a project should proceed now or after a reroof. Panels are meant to stay put for decades, so putting them on shingles with a few years left is a false economy.
Row houses often have a narrower south-facing roof section that limits system size, and semi-detached homes usually still allow an individual install but share a party wall and roofline with a neighbour. Apartment dwellers, in tall or low-rise buildings alike, need landlord or condo corporation sign-off rather than a homeowner permit.
What Ontario and the federal government currently offer
Start with what has closed, because it is the most common source of out-of-date advice. The Canada Greener Homes Loan, interest-free up to $40,000, stopped accepting new applications on October 2, 2025, and only previously approved loans are still being funded. Its replacement, the Canada Greener Homes Affordability Program, launched in September 2025 and delivers no-cost retrofits through participating provinces, which do not currently include Ontario, for low to median income households; solar is federally eligible, but each province sets its own technology list. Canada has no federal investment tax credit for residential solar.
What is live is provincial. Ontario's Home Renovation Savings Program launched in January 2025 and runs its 2026-27 program year from April 1, 2026 to March 31, 2027, with combined rebates of up to $10,000 for solar PV paired with battery storage. Its condition is easy to miss and important: homeowners taking the HRSP solar incentive are generally directed to a load-displacement configuration rather than full net metering, so confirm the current rules with your installer before you apply.
Two smaller things are worth knowing. As of May 1, 2026 the Ontario Energy Board raised the simplified micro-embedded generation threshold from 10 kW to 12 kW, matching the band Alectra treats as a Micro Generator connection. And some Ontario municipalities and local utilities periodically offer on-bill financing or local improvement charge programs that can apply to solar, with availability changing often enough that the only useful answer is a current one for your own service area.
