What a Montreal roof actually produces
Natural Resources Canada puts Montreal's photovoltaic potential at 1,190 kilowatt hours a year for every kilowatt of capacity installed at optimal tilt. On that basis a 6 kilowatt array, a common residential size, lands a little over 7,000 kilowatt hours in a year. Your own roof moves off that figure for ordinary reasons: pitch and orientation, shading from neighbouring buildings and mature trees, and how long snow sits on the glass through a Montreal winter. A south-facing slope with a clear sky line will sit near the published number. A north slope will not come close, and east or west slopes fall somewhere between.
What each of those kilowatt hours is worth to you is set by Tarif D, the residential rate. It is a block rate rather than a time-of-use rate: the first block of daily consumption is billed at 7.065 cents per kilowatt hour as of April 2026, and consumption above that block is billed at a higher price per kilowatt hour. Because Quebec residential billing has no time-of-day component, the standard advice about running the dishwasher after nine at night does not apply here. There are no peak hours to avoid.
That block structure works in your favour in one specific way. Solar reduces the total you draw from the grid, and the reduction comes off the top of your consumption, which is the part billed in the higher block. The first kilowatt hours a system displaces are the expensive ones.
Who actually controls the roof in Montreal
Montreal's housing stock is dominated by multi-unit buildings. Only 7.1 percent of dwellings are single-detached houses whose roof one household owns outright. 56.9 percent are low-rise units, many of them plexes where the roof is shared among several owners or belongs to a single landlord. 13.2 percent are duplexes, and 16 percent of dwellings sit in high-rise buildings.
The practical effect is that a Montreal solar project is a decision problem before it is an engineering problem. In a plex, the roof is usually common property under the declaration of co-ownership, so an array needs the other owners to agree and someone has to decide whose meter it feeds. The duplex share matters for the same reason: a rooftop array normally connects to one meter, so it offsets one household's consumption rather than the building's. In a high-rise, rooftop solar is a building project serving common areas, not something an individual unit owner can arrange against their own bill.
If you own one of the single-detached houses, the sequence is simple and you can go straight to quotes. If you do not, settle the ownership question first, because it decides whether you are buying a system for yourself or proposing one to a building. Collecting three quotes for a roof you cannot commit is wasted effort for everyone involved.
Your borough writes the zoning rules, not the city
Montreal has no citywide zoning code. Each of its 19 boroughs adopts and administers its own règlement d'urbanisme, so the rule that decides whether panels are allowed on your roof, and where on it they may sit, is a borough document rather than a municipal one. Le Plateau-Mont-Royal, for instance, works under bylaw 01-277, which regulates building height, density and appearance and maintains its own schedule of heritage-interest buildings and sectors.
Two things follow from that. First, an answer you get from a neighbour, or from a contractor who mostly works in another borough, can be confidently wrong for your address, because it comes from a different bylaw. Second, if your building or your sector appears on a heritage-interest list, exterior appearance becomes a regulated matter, and a visible rooftop array is an appearance question by definition.
So find your borough, then find its urbanisme bylaw, and ask it two things: whether panels are permitted on the roof slope that faces the street, and whether your building or sector carries a heritage designation. Between them, those two answers settle most Montreal roofs before an installer has climbed a ladder.
Applying to Hydro-Québec under the option d'autoproduction
Grid-connected solar in Montreal runs through Hydro-Québec's option d'autoproduction, the province's net metering arrangement. You do not file the request yourself. A licensed CMEQ electrician submits the installation request on your behalf, and Hydro-Québec then evaluates whether the local network has the capacity to accept your generation before issuing a conditional acceptance. Approval is not automatic, and it is tied to the circuit your house sits on rather than to the province in general.
Self-generation under the option is capped at 1,000 kilowatts, which is far beyond anything a house would install, so the cap is not a residential constraint. What the process does constrain is your timeline. The network evaluation and the conditional acceptance sit between a signed contract and a system that is permitted to export, so build them into the schedule instead of assuming the installation date is the start date.
This is a reason to weight installer experience rather than price alone. The CMEQ electrician requirement is not paperwork you can route around, and a contractor who has taken projects through the option d'autoproduction before will know what Hydro-Québec asks for and in what order.
The surplus bank and its 24 month reset
Hydro-Québec credits exports one for one, in kilowatt hours rather than in dollars. Surplus goes into a banque de surplus and is deducted from later consumption, which is what lets a July surplus do useful work against a February bill. Because the credit is denominated in energy, it holds its value against the rate instead of being locked to a price set on the day you exported it.
The part that should change how you size a system is the reset. The bank is zeroed every 24 months, on 31 March of each even year. A positive balance sitting in it at that moment is not carried forward: it is settled at Hydro-Québec's average cost of supply, which is well under the retail price you pay for the same kilowatt hour. The arrangement also cannot produce a negative bill, so there is no configuration in which the utility finishes a year owing you money.
The conclusion is blunt, and it is the most decision-relevant fact a Quebec homeowner has. Size the array to your own consumption, not to the available roof area. A kilowatt hour you generate and use yourself is worth the full retail rate. A kilowatt hour you bank and never use is worth much less, and on the reset date it is worth nothing. An oversized system here does not accumulate a payout, it accumulates a balance that expires.
Grants and financing actually available in Quebec
Hydro-Québec's LogisVert programme pays a residential solar grant of $1,000 per kilowatt of installed capacity, capped at 40 percent of eligible project costs, which Hydro-Québec describes as typically landing between $5,000 and $6,000 for a residential system. The installation must be completed on or after 30 June 2025, and you have 9 months from the installation date to apply through the LogisVert portal. That clock runs from installation, not from when you get to the paperwork, so put the application into the project plan.
Hydro-Québec's own projection is that the grant moves a typical residential payback from 25 to 30 years down to roughly 10 to 12. Read that as the programme administrator's modelling rather than a figure for your roof. Yours depends on your consumption, your orientation and shading, and what you actually pay for the system.
Federally there is less on the table than there was. The Canada Greener Homes Loan, which offered interest-free borrowing up to $40,000, closed to new applications on 2 October 2025, and only loans approved before that date are still being funded. Its replacement, the Canada Greener Homes Affordability Program, launched in September 2025 and delivers no-cost retrofits through provincial partners to low and median income households. Solar is federally eligible under it, but each province sets its own technology list, so inclusion is not automatic. Canada has no federal investment tax credit for residential solar.
